Property Cleanout Services in Erie, CO & the Front Range
A property cleanout is the job nobody wants to start: a house, garage or rental packed with years of stuff and a deadline attached. We empty it top to bottom, sort what can be donated or recycled, and leave it broom-clean — for a sale, a closing, a new tenant or a fresh start.
Property Cleanout We Haul Away
We handle property cleanouts, house cleanouts, eviction clean outs, estate cleanouts, foreclosure cleanouts, hoarder cleanouts, rental and move-out cleanouts, and storage unit cleanouts across Erie and the Front Range. Whether it's a single garage or an entire four-bedroom home with a full basement and shed, we clear it in one visit wherever we can.
We work with homeowners, families settling an estate, landlords and property managers, realtors and probate attorneys. We can work from a lockbox or a site contact, we mark a keep area first so nothing you want is taken, and we'll send photos when the property is empty so you can move straight to listing or re-letting.
Pricing is based on how much of the truck the contents fill, how heavy they are and how far we carry them — quoted firmly before we start. Usable items go to local donation centers, metal and electronics to recycling, and only true trash to the landfill.

How Property Cleanout Pricing Works
Property Cleanout jobs are quoted before we lift anything, and the number you hear is the number you pay. There's no obligation to book, no hidden fees added later, and no charge for the quote itself.
- Photos get you the fastest price — text a picture of the pile and we'll send back a firm quote, usually within minutes.
- Pricing is based on how much space the load takes up in the truck, how heavy it is, and how easy it is to get to.
- Same-day property cleanout pickups are often available. Calls and texts are answered 24/7, and windows are booked from 8 AM to 6 PM.
- We do all the loading and carrying — nothing has to be moved to the curb or the driveway first.
- Payment comes after the job, once you're happy with the work: cash, card, Venmo, or Zelle.
- Donations and recycling come first, with only true trash going to the landfill.
Getting Ready for Your Property Cleanout Pickup
You don't need to move anything — just point us at it. A few minutes of prep on your end makes the visit quicker and keeps the price where we quoted it.
- Clear a path to the items if you can. If you can't, don't worry about it — we'll figure out the route when we arrive.
- Collect the load in one spot when possible. One pile is faster than four, and it keeps the truck organized.
- Empty drawers, fridges, and cabinets. Food, liquids, and loose items are easier for us to handle separately.
- Mention access when you book — stairs, side gates, a locked fence, or a dog in the yard all change how we approach the job.
Then sit back. We do the lifting, the loading, and the cleanup, and we confirm the price before we start. If the load is bigger than the photo suggested, we'll tell you what changed and let you decide — we don't add fees after the fact.
Mixed loads are normal. Property Cleanout is our standard work, but a fridge, a couch, and a pile of boxes in the same trip is business as usual. Bundling items into one haul almost always beats paying for separate pickups.
Not sure whether we can take something? Ask. property cleanout pickups regularly include items people assume are impossible — old hot tubs, tube TVs, mattresses, and shed debris. Hazardous materials such as paint, chemicals, tires, asbestos, and car batteries can't be hauled, and we'll tell you that before we book rather than after we arrive.
Before the Walkthrough
How a Cleanout Runs, Start to Finish
A property cleanout is the one job where planning matters more than muscle. Before anything is carried out, we walk the property with you or your site contact and mark a keep area — a room, a corner of the garage, a closet. Everything inside that boundary stays, no exceptions, and we photograph it before we start. On jobs where nobody can be on site, we work from a lockbox or through the realtor, text photos as rooms clear, and leave the keep pile untouched.
The work itself goes in passes rather than room by room. First pass pulls obvious trash and recycling, which clears floor space fast. Second pass handles furniture and appliances, including refrigerant recovery on fridges and freezers. Third pass is the detail work: closets, cabinets, crawlspaces, the shed, the pile behind the garage. Then we sweep and, if you want, take a final set of photos of each empty room — useful for a listing, a closing file or a landlord's records.
What it costs depends on volume, weight and carry distance, which is why we quote from photos or a walkthrough rather than a flat rate. A packed four-bedroom with a basement and shed is a different job from a one-bedroom rental, and both are normal for us. We'll tell you honestly whether it's a one-trip or two-trip job before we start, so there's no renegotiating halfway through.

Property Cleanout FAQ
What counts as a property cleanout?
Any full or partial clearing of a property: a house cleanout before a sale, an eviction or move-out cleanout, an estate cleanout after a death, a hoarder or foreclosure cleanout, or simply a garage and basement that have filled up over the years.
Do you work with landlords, realtors and property managers?
Regularly. We can work from a lockbox, coordinate with a tenant or site contact, and send photos when the unit is empty so you can get it listed or re-let without another trip.
How is a cleanout priced?
By how much of the truck the contents fill, how heavy they are and how far we carry them. A single-car garage is a different job from a four-bedroom house, so photos and a short walkthrough give us enough to quote firmly.
Can you leave the items I want to keep?
Yes. We mark a keep area first and nothing from it gets touched. On estate jobs we go room by room so family items are never mixed into the load.
Do you clean the space afterward?
We sweep and leave the area broom-clean. We don't do deep cleaning, carpet shampooing or repairs, but the junk is gone and the space is clear.
